I want to build a new home with a builder? Do I still need a Realtor?
A: It is always best to have a Realtor represent a buyer when purchasing a new Calgary home. A Realtor is there to represent the buyers interests whereas a builder’s salesperson is there to represent the home builders interests. Home builders in Alberta guarantee the home buyer the cost of the house will be the same regardless of whether they have a Realtor or not. The builder pays the Realtor so the home buyer is in a Win Win situation.
Do I as a buyer have to pay commission to the Realtor?
A: No, the buyer does not pay the commission. The commission is paid by the seller unless in a very rare situation, a buyer and Realtor have entered into a contract where the buyer pays the Realtor a fee because the seller is not offering the buying Realtor any form of compensation.
Should I get pre-approved for a mortgage before I start looking?
A: We highly recommend you get approved for a mortgage before you start looking for new home. Always use an experienced, professional mortgage broker. We can recommend several local Calgary mortgage brokers if required. We are currently in a sellers market which means being approved for a mortgage makes you a strong buyer in situations where more than one person is interested in buying a property.
How is the Calgary real estate market now?
A: Right now it’s definitely a Seller’s market, there is a shortage of houses on the market in Calgary and houses are selling very quickly. With low inventory and low mortgage rates it will stay a seller’s market until new inventory starts to appear.
How much do you charge to sell a house?
A: My commission structure is variable and will be dependent on a number of differentiating factors. The commission I charge is tailored to the complexity of the task at hand. I do not believe in a one price fits all strategy which is why I tailor my fees to work required to sell your home. You will find my fees are highly competitive and based on fairness. Real Estate rules prevent me from advertising my fees however I am happy to discuss them with you over the phone or in person.
Will I be able to review all the documents that I will be asked to sign?
A: I make all the forms available to you before you are required to sign them. I provide you with copies of the listing and buying contracts at the very beginning. You will have plenty of time to review these documents before the time comes to sign them.
Will you provide references?
A: All the testimonials on my website are genuine and written by past clients. My past clients would be happy to speak with you if required. Most of my business comes from past clients and referrals from these clients.
Can you show me homes listed by other Calgary Realtors including show homes and open houses?
A: Yes I can show you any home that is for sale in Calgary or the surrounding area regardless of the Realtor or company that has the home listed on the MLS.
Are you a full-time Realtor? Do you have another job as well as being in real estate?
A: Yes I am a full-time Realtor and real estate is my only source of income, I do not have any other jobs.
